Project Context & Objective

A Repeatable Villa Structure, Built to One Standard Across Every Plot

The Sedra Ewan development on ROSHN Front is part of the Kingdom's large-scale managed residential programme. Note International Contracting was engaged by BCC — Construction & Development Company to self-perform the reinforced-concrete structural package for a cluster of residential villas: raft and strip foundations, ground and first-floor columns, shear walls, beams, and solid suspended slabs.

The Execution Challenge

Repetitive villa units had to progress on a tight, rolling cycle while holding identical structural quality across every plot. Formwork, rebar fixing and pouring were sequenced plot-by-plot around shared site access, with every pour backed by an inspection request and third-party cube tests before the next lift was released.

Rolling plot-by-plot casting cycle held across the villa cluster Inspection request and hold-point sign-off before every pour Third-party cube testing with fully compliant break results
Engineering Delivery Breakdown

Structural Scope of Work

Foundations & Substructure

Excavation to level, blinding, waterproofing and anti-sulphate protection, reinforced raft and strip footings, pile caps where required, and ground beams tied into the villa grid.

Sulphate-resistant mix

Columns, Walls & Slabs

Ground and first-floor columns, RC shear walls, drop and band beams, staircases, and solid suspended slabs cast with system formwork for consistent line and level.

Grade C35 structural

Reinforcement & Formwork

Cut-and-bent reinforcement fixed to approved bar-bending schedules, cover control with spacers, and modular wall and soffit formwork for repeatable villa geometry.

BS 8666 schedules

Quality & Testing

Method statements, inspection requests, slump and temperature checks at the point of pour, cured cubes broken by an independent laboratory, and as-built survey records for each unit.

Execution Roadmap

How the Structure Was Delivered

Stage 1

Foundations & Substructure

Setting out, excavation and de-watering where needed, blinding, waterproofing, reinforcement and formwork to rafts and ground beams, and the first structural pours per plot.

Stage 2

Superstructure

Column starter bars, wall and column casting, beam and slab formwork, MEP sleeve and cast-in coordination, and floor-by-floor concrete lifts across the villa cluster.

Stage 3

Completion & Handover

Final slabs and parapets, snagging of exposed concrete, cube-test close-out, as-built records, and handover of the completed structure to the main contractor for blockwork and finishing.
